Overview:
A Radio Broadcasting Company has an exceptional opportunity for an In-House Real Estate Attorney for our busy legal department. We seek someone who specializes in providing legal guidance and representation to businesses in matters related to real estate transactions and property issues. The primary focus of this role is to ensure that a company's real estate activities comply with applicable laws and regulations, and to protect the organization's interests in property-related transactions.

As an In-House Real Estate Attorney, you will be responsible for providing legal counsel and support to our organization on matters related to real estate transactions, leasing, acquisitions, and property development. You will work closely with internal stakeholders to ensure compliance with all relevant laws and regulations, mitigate legal risks, and contribute to the strategic planning of the company's real estate portfolio.

Responsibilities:
Legal Counsel:
  • Provide expert legal advice on real estate matters, including property acquisitions, dispositions, leasing, and development projects.
  • Draft, review, and negotiate a variety of real estate-related documents, such as purchase agreements, leases, and construction contracts.
  • Conduct due diligence on real estate transactions to identify legal risks and ensure compliance with applicable laws.

Contract Management:
  • Manage and oversee the negotiation and execution of real estate contracts, ensuring that they align with the company's goals and legal requirements.
  • Advise on contractual obligations, rights, and remedies related to real estate agreements.
  • Conduct real estate records research and due diligence.

Regulatory Compliance:
  • Stay informed about changes in real estate laws and regulations, and ensure the company's activities comply with local, state, and federal laws.
  • Provide guidance on zoning, land use, and environmental regulations affecting real estate transactions.

Litigation Support:
  • Collaborate with external counsel when necessary to handle real estate-related disputes and litigation.
  • Participate in alternative dispute resolution methods, such as mediation or arbitration, as needed.

Risk Management:
  • Identify and assess legal risks associated with real estate transactions and propose strategies to mitigate those risks.
  • Work closely with other departments to ensure a comprehensive understanding of the company's risk tolerance and objectives.

Strategic Planning:
  • Contribute to the development and implementation of the company's overall real estate strategy.
  • Advise on long-term real estate planning, including portfolio optimization and cost management.

Qualifications:
  • Juris Doctor (JD) degree from an accredited law school.
  • Active license to practice law in the relevant jurisdiction.
  • 3 + years of experience as a real estate attorney, preferably in a corporate environment.
  • In-depth knowledge of real estate laws, contracts, and transactions.
  • Strong negotiation, communication, analytical and project management skills.
  • Ability to work collaboratively with cross-functional teams as a strong team player.
